The proposed movie theater is probably false. More likely, the developer is trying to raise the value of his/her property. The developer is trying to make his/her property more appealing to potential buyers. The developer may be trying to attract new business to his or her area. The developer may be trying to fill an empty space. All of these reasons may be true, but none of them offer a compelling case for why a new movie theater should be built in their community.
The first reason it is already announced that a new theater will be built is that it is already in development. The developer must have received enough requests for the movie theater that the investor or developer is now moving forward with it. However, this does not mean that a new theater is necessary. Cinemas have saturated the market. Currently, every town has a theater that has at least one Imax screen. In the more rural parts of the country, there may not be any theaters at all. Movie theaters rarely expand. Most theaters have only one screen, and that screen is usually the smallest. If a new theater is built, it will most likely have only one screen, and that screen may be smaller than the existing screen. Even if the new theater has more than one screen, the screens will probably be smaller than the existing screen. A movie theater is not a business that thrives in competition with other theaters. The theater does not need more screens to entice movie-goers. By building another theater, the developer may only be trying to raise the value of his or her property.
Developers are people, too, and they may have their own reasons for wanting to build a new theater. They may feel that their town or neighborhood is underserved, or they want to draw in buyers to their town. However, the developer may be making a business decision. Many developers build apartments or office buildings, and they base their decisions on the amount of business that they expect the area to attract. If the developer is trying to build apartments, he or she may not need as many apartments as the developer of a town where new residents want to live. Similarly, if a developer wants to sell more offices, he or she may not need as many offices as the developer of a town that already has businesses. In this case, the developer is trying to attract new business to his or her area, and building a movie theater may help.
Developers also have the goal of filling empty spaces, and they may want to use a new theater to fill that space. However, it is unlikely that a new theater will help the developer fill that space. If the theater is already under construction, the developers will have filled that space long before the new theater opens. Even if the developer plans to build a restaurant or hotel, the space might not be filled. Developers of new buildings usually name the structures after the area in which they stand. A local developer may name the new building after the town or city, and that place may already have a movie theater.
Developers may also try to decrease crime or increase property values by building a new theater. However, this is unlikely, because crime rates do not usually correlate with the presence or absence of a movie theater. In fact, crime rates usually decrease when there is a movie theater in the area, because most people who work at the movie theater are from out of town. Crime rates also tend to increase when there is a large police presence. Since developers are usually businessmen and not police officers, they are unlikely to believe that a movie theater will decrease crime.
Finally, as previously stated, a developer may want to attract new business to his or her area. However, this is highly unlikely. A developer may spend a great deal of money to improve the appearance and functionality of his or her area, but it is unlikely that a new business will locate there. A business is more likely to locate in a location where there are other businesses that already exist, such as malls or industrial parks. A business is more likely to locate in an area that already has grocery stores, restaurants, and gas stations. A business is likely to be attracted to an already established business area, not an area that is still under construction.
